Riverland Homes builds new home communities in Northern California. When BusySeed took over the account in late 2023 the builder had three communities to sell at once, Dry Creek Oaks, Hampton Village and Petersen Ranch, and a marketing setup that produced names rather than buyers.
The 2023 campaigns ran on Facebook native lead forms. They generated volume, but the sales team spent its days chasing contacts who never registered for a tour. There was no retargeting campaign at all, so anyone who visited a community page and left was gone for good. The Facebook page had 203 followers and Instagram 143, and there was no system that told anyone which channel a closed sale had actually come from.

We rebuilt the funnel around intent. Every community got its own website conversion campaign on Meta, with Google Search alongside it, and for the first time a retargeting layer on both platforms so that people who had already looked at a home kept seeing it.
In August 2024 the new SeedSite Plus launched and traffic jumped the same month. Follow Up Boss became the single record for every lead, with stages from new lead to hot lead to closed, so the builder's sales team and ours could finally see the same funnel. Organic posts moved to single listing spotlights, which turned out to be the best performing content on both networks, backed by newsletters to the growing list.
